Property to let at a premium in west Cornwall

Rental property is at a premium in west Cornwall, with units being snapped up by tenants within days of becoming available.

St Ives and Penzance are, historically, accepted hotspots, but we're also seeing a huge demand for properties in Helston.

Casey-Lee Gordon, Manager of the west Cornwall lettings team, believes it’s the recent changes in tax laws surrounding the rental industry that has caused the high demand. Landlords sold their properties before the changes took effect, leaving more people than there are premises available.

“What we need are new landlords and for anyone with a property to let, business is booming because tenants are willing to pay premium rates,” said Casey-Lee.

She explained that homes of all sizes and in all areas are needed, but what is most attractive to tenants are contemporary or well maintained and newly decorated units and properties with parking and outside space.

“The worry over what impact the new tax laws would have on income potential seems to have calmed down and the reality is nowhere near as bad as people had anticipated. The bottom line is if your salary and rental income stay under the £43,000 the changes don’t affect you and if they do go over you just can’t claim back as much as you could before they were implemented,” said Casey-Lee.
