Valuation advice you can completely trust

We have been managing properties in Cornwall and West Devon for over 10 years and are well aware of the diversity of properties in this region.  We provide in depth valuations and recommendations on how to achieve the best rental yields.  Not only do we measure the accuracy of our valuations, but we are constantly monitoring what the market is telling us about the rental prices, which we then report back to you. This gives you the reassurance of knowing the correct price has been placed upon your property in an ever changing market.

We listen to our client’s requirements

In a recent survey sent to all our tenants, almost all the responses indicated that they would prefer to see a property advertised with a floor plan.  We listened and now provide a floor plan with all our advertised properties.  We provide floor plans free of charge.

We are acutely aware of the consequences a landlord can face if they are not compliant in all areas of lettings which is why we will fully advise you and assist with arranging any safety checks or documents you may need.

All our tenants are thoroughly checked and vetted by an independent referencing company.  Checks include credit searches, landlord references and employment checks.  We will notify you of a tenant’s interest in the early stages and then ensure all these checks are undertaken with a satisfactory outcome before advising you of the results.

Our management service is thorough

We will provide you with a comprehensive and thorough management service (if this is the service you have requested) to include quarterly property inspections with full reports, pre-check out inspections, check out reports, registration of tenancy deposits, providing tenants with full legal compliance documentation, tenancy renewals, rent increases, serving relevant legal notices, arranging safety documentation as well as dealing with all maintenance issues.

Landlord Accounts

We pride ourselves on paying our landlords promptly and carry out two bacs payment runs per week.  This ensures your rent payment is not unnecessarily delayed.  We also provide comprehensive rental statements which can be emailed or posted to you.  All payments received by us are held in a protected, designated client’s money account.
