Katie Law, Lettings Business Development ManagerIf you were to believe everything you read in the media you would be under the impression that all landlords are greedy Fagin-like characters.  Although there may be a disreputable minority who deserve this reputation, nothing could be further from the truth for the vast majority of people who let out properties.  While some are professional landlords who make their living from running a portfolio of properties, others may have come into the situation by chance and are often described as ‘accidental landlords’.  Perhaps they have had to move away temporarily for work, or they have inherited a family property which they are not in a position to sell.  This wide variety of landlords comes with a huge range of skills, knowledge, time, and abilities.  While some have the confidence to manage every aspect of a tenancy, others prefer to pass the responsibility entirely into the hands of an agent, and between these two extremes are people who are able to handle some aspects but need professional support for others.

 Recognising this diversity among its landlords, Millerson Property Agency has just introduced two new services to ensure that there is a package to suit owners right across the board.  Landlords may now choose from one of five different services to find the one that supports them best.  Millerson has always offered a fully managed service which looks after every aspect of a tenancy from initial marketing through to ongoing inspections and management throughout the tenancy.  Now, however, to give landlords extra peace of mind they have introduced a Premier package which includes all of that plus free energy performance certificates and a full rent protection policy.  For mid-range support, there is a ‘Let Only’ option where the management of the property is handed over to the landlord entirely once the tenant has moved in, or a ‘Let and Rent Collection’ service, which does what the name suggests!  Finally, the other new member of the ‘family’ is a ‘Marketing Only’ option.  This is for the landlord who understands all of the onerous legal requirements for compliance and has the knowledge, skills and time to sort out referencing, tenancy agreements and full ongoing management of a property, but would like some support with the marketing.  By teaming up with Millerson they will have professional help with the photography and copy used for advertising the property and it will then appear on the Millerson website and on the main property portals such as Rightmove and Zoopla, thus guaranteeing exposure to a huge pool of potential tenants.
